What is Property Management? (1)

We can divide property management services into seven categories: management, cleaning, maintenance, financial management, facility management, human resource management, and legal services.

Property managers need to take care of properties, including residential buildings, commercial buildings, industrial buildings, and parking lots. If any leakage or damage occurs, the property manager will handle them. Two common tasks are cleaning and ensuring compliance to the Bylaws of the complex. The more in-depth work items include customer service, facility management, maintenance, gardening, landscaping, and planning the fiscal year budget (Budget).

The manpower and material resources required to manage a property are substantial, with many cumbersome details. A property owner may be overwhelmed if they try to manage on their own. Therefore, a wise owner will hire the help of the property management company to achieve their goals and to manage their property while in residence.

Is residential property management easy to do?

Residential property management allows more freedom than, for example, shopping mall property management, but with cleaning and security, the workload for both is similar.

Because of the large number of owners, you should make your owners your priority before and after entering the industry. The owners are your clients, the “customer,” and property managers need to have excellent people skills to maintain a comfortable and peaceful lifestyle and working relationship with them.

To manage your property properly, you should be thorough and seamless in your daily work to ensure it solves problems without incident. The compulsory skills of a property manager include fluency in clerical skills (for issuing notices and correspondence), learning how to manage your employees and colleagues, and learning to coordinate with contractors.
